FinScape Special Opportunities Fund – 1 is a close-ended Category II Alternative Investment Fund (AIF) registered with SEBI. The Fund seeks to generate attractive, long-term, risk-adjusted returns by investing in equity, equity-linked instruments, and debt securities of entities with exposure to real estate-led opportunities in the Mumbai Metropolitan Region (MMR) and peripheral markets.

The Fund focuses on real estate-driven investment opportunities within the Mumbai Metropolitan Region (MMR) and emerging micro-markets such as Navi Mumbai and surrounding growth corridors.

The Fund has a fixed tenure of 5 years and 6 months from the Initial Closing. The commitment period is 48 months, during which capital may be drawn for investments and Fund expenses.

The Fund intends to raise up to INR 400 crore, with a green shoe option of up to INR 200 crore, aggregating to a total potential corpus of INR 600 crore. The Sponsor has committed to invest not less than 7.5% of the total corpus of the Fund, in accordance with applicable SEBI AIF Regulations.

The Fund is suitable for sophisticated investors such as HNIs, family offices, institutions, corporates, and other eligible investors under SEBI AIF Regulations. The Fund is close-ended, and early exit is generally not permitted except under limited transfer conditions.

The Fund is regulated by SEBI under the AIF Regulations and is managed by FinScape Fund Advisors Private Limited. It is overseen by an independent investment Committee and supported by external legal, tax, audit, and compliance professionals.
